We act as either main contractor (where we hold the trades and the contract) or as a standalone project management service (where you or your architect hold individual trade contracts and we coordinate them). Every project gets a named project manager who is your single point of contact from start to finish. They visit site daily during active construction, run weekly progress meetings (in person or video call), produce written progress reports every Friday, and are reachable by phone or WhatsApp throughout working hours.

We use formal construction programmes built in MS Project, with every trade, milestone, dependency and float clearly mapped. The programme is updated weekly and shared with the client so you always know exactly where the project stands.

We run formal change control. If you change your mind about something — kitchen layout, tile choice, anything — the change is documented, priced and signed off before any work starts. No surprises, no disputes.

We carry full project documentation throughout: drawings, specifications, RAMS, building warrant correspondence, supplier invoices, warranty certificates and as-built records. At handover you receive a complete project file.

When we act as main contractor, project management is included in our fixed-price contract — there's no separate PM fee. The cost is built into the build cost.

When we act as standalone project manager (you or your architect hold the trade contracts), we typically charge 8–12% of the project construction value, with a minimum monthly fee. For a £150k project that's around £12k–£18k for full project management from start to handover. On smaller projects we offer a part-time PM service from around £600 per week.

We provide a fixed-fee quotation for project management after reviewing your drawings, scope and timescale at an initial consultation. There's no charge for the consultation and no obligation to proceed.
