Is Your Loft Suitable for Conversion?
The first question most homeowners ask is whether their loft has enough space for a conversion. The key measurement is head height: you generally need a minimum of 2.2 metres from the top of the existing ceiling joists to the underside of the ridge beam. If the available height is less than this, a dormer window can be added to increase the usable floor area and headroom.
Roof type is also important. Traditional cut-timber roofs (common in pre-1960s Scottish homes) are usually the easiest to convert because the individual rafters can be supported by new purlins and steel beams, freeing up the loft space. Modern trussed roofs (common in post-1970s homes) can also be converted, but require more structural work to replace the trusses with a steel and timber frame.

Types of Loft Conversion
A Velux or rooflight conversion is the simplest and most affordable option. It involves strengthening the existing floor, adding insulation, installing Velux windows in the existing roof slope, and fitting out the space with electrics, plastering, and a staircase. This works well where there's already adequate head height.
A dormer conversion involves building a box-shaped structure that projects from the rear roof slope, creating additional headroom and floor area. Dormers are the most popular type of loft conversion in Perth because they significantly increase the usable space compared to a rooflight-only conversion.
